Income Documentation
- 2 years of personal tax returns (all pages)
- 2 years of business tax returns if self-employed (all pages)
- 2 years of W-2 forms
- 2 years of 1099 forms if applicable
- Most recent 30 days of pay stubs
- Year-to-date profit & loss statement if self-employed
Asset Documentation
- 2 months of bank statements for all accounts (all pages)
- 2 months of investment account statements
- Retirement account statements (401k, IRA, etc.)
- Gift letter if receiving gift funds
- Proof of source for large deposits
Identification & Residence
- Copy of driver's license or state-issued ID
- Social Security card or verification
- Current lease agreement or mortgage statement
- 2 years of residence history
Property Documentation
- Purchase agreement (if applicable)
- Current mortgage statement for refinances
- Homeowners insurance information
- HOA documents if applicable
Additional Items
- Divorce decree or separation agreement if applicable

Tips for Document Preparation
